Rata lunară pentru creditele ipotecare în lei va înregistra o creștere semnificativă de la 1 octombrie 2025, potrivit analizelor realizate de comparatorul bancar finzoom.ro. Acest lucru se datorează atingerii unui record istoric al indicelui IRCC, care măsoară costul creditelor.

Conform calculelor, pentru un împrumut ipotecar de 250.000 de lei, contrat pe o perioadă de 30 de ani și cu dobândă variabilă (IRCC+3,50%), plata lunară actuală este de aproximativ 2.021 de lei, similară cu cea înregistrată între aprilie și iunie 2025. Însă, de la 1 octombrie 2025, această rată va crește cu aproape 92 de lei, ajungând la un nou nivel.

Potrivit sursei citate, IRCC va fi de 5,55% pentru perioada 1 iulie – 30 septembrie 2025, urmând ca apoi să urce la 6,07%. Autoritățile și experții notează că această creștere vine pe fondul problemelor statului cu finanțarea deficitului bugetar și a dobânzilor mari la care se împrumută băncile între ele.

Analiza mai explică faptul că IRCC este format din două situații: una în care indicele se calculează zilnic pe baza mediei ponderate a ratelor de dobândă ale tranzacțiilor de pe piața monetară interbancară și alta – valoarea efectivă a indicelui pentru perioada respectivă.
