Interesul pentru apartamentele vechi crește puternic în marile orașe din România

O analiză a pieței imobiliare realizată de platforma Storia arată că românii preferă tot mai mult apartamentele vechi în procesul de cumpărare. Prețurile locuințelor, noi și vechi cumulate, au urcat în medie cu 15% față de 2024. Cluj-Napoca rămâne orașul cu cele mai ridicate tarife, având un preț mediu de 3.204 euro pe metru pătrat.

Constanța este singurul oraș în care prețurile medii cumulate au scăzut în 2025, cu 22%. În general, orașele cu cele mai accesibile prețuri sunt Iași (1.735 euro/mp) și Oradea (1.828 euro/mp). Interesul pentru apartamentele vechi a început să depășească vizualizările pentru cele noi încă din iunie 2024, accentuându-se în prima jumătate a anului curent.

„Din luna noiembrie a acestui an, interesul pentru apartamentele vechi a devenit de peste două ori mai mare decât cel pentru locuințele noi”, spune Monica Dudău, Head of Marketing Real Estate Europe, OLX Group, citată de alba24.ro. Ea menționează că schimbările fiscale și oferta redusă de locuințe noi în marile orașe sunt principalele cauze ale acestei evoluții.

În 2025, prețurile apartamentelor noi au crescut semnificativ în orașe precum Timișoara și Craiova (+20%), iar Bucureștiul a înregistrat în noiembrie o creștere a prețurilor locuințelor noi cu 6% față de octombrie. Pe segmentul apartamentelor vechi, capitala a consemnat o creștere de 26%, urmată de Craiova (+20%) și Iași (+14%), potrivit datelor publicate.
